Understanding Fractional Ownership

Fractional or Shared Ownership allows you to purchase a share that grants you five weeks of use per year. With your share, you are guaranteed one fixed week in the summer each year, making it easy to plan in advance. You can select the remaining four weeks each year, which include one in the fall, one in the winter, one in the spring, and one “floater” week. During your chosen weeks, you have exclusive use of your cottage. This five-week share is known as an Interval. William’s Landing also partners with a vacation property exchange organization (RCI), so if you’re a member, you can trade some of your cottage time for stays at other locations.

You can purchase multiple intervals to enjoy more time at the cottage. Unlike timeshares, interval ownership is deeded, meaning you own your share outright and can keep it as long as you wish. You can sell it at any time, pass it down to family, or even leave it in your will. You are free to loan or rent it out. Just like owning a home, your share may increase in value over time. Each time you visit, you’ll stay in the same cottage, allowing you to leave non-perishable items in a basement storage area for convenience. In short, treat it like your own—because it is! For pet lovers, William’s Landing offers the option to purchase a pet-friendly interval.

Our community is managed by a board of owners and governed by a set of by-laws, similar to a condo corporation. Each owner contributes an annual fee to the Owners’ Association, which covers the operation and maintenance of the community, including cleaning, upkeep, utilities, and taxes. A portion of the fees is also set aside in a Reserve Fund for future large expenses, such as replacing furniture or appliances. The William’s Landing Cottage Owners’ Association is a non-profit organization, ensuring that your dues go directly toward the cost of maintaining the community, rather than management fees driven by profit.
